One of the adrenaline-driven experiences you will have in life would be of buying and shifting to a new house. A new home essentially means that you do not have to worry about walls, roof, plumbing, or electrical lines getting damaged for a long time.

But here is the real deal. You can never be too sure about the quality of construction of any property until a proper inspection is done. Hence, it is imperative that you get the property properly inspected before purchasing. The most important of inspections is the pre-drywall inspection.

The main benefit of hiring the best drywall inspection services is that your construction contractor can rectify all the potential issues before you move. This is why real estate advisors always add the clause of pre-sale home inspection into the contract.

    What is A Pre-Drywall Inspection?

Pre-dry wall inspection allows you to make sure that a property is constructed according to the planned criteria, specifications, and construction standards.

The “Pre-drywall” is essentially a stage in the home construction process that comes right after certain materials are applied and installed. This includes the windows, floors, doors, roofs, electrical wiring, and plumbing. These items are installed right before the drywall is put up in the house.

Hence, this phase of the inspection is vital in analyzing any potential problems with the main foundation and construction of the house before the new homeowners move in or take ownership.

The report generated by the house inspector after this phase of inspection can either make or break the deals on properties that are on sale.

What Aspects Are Analysed During the Pre-Drywall Inspection?

In the process of the pre-drywall inspection, the inspector will inspect and analyse the following in the construction of the house on sale:

    • The main foundation of the house
    • Flooring and it’s quality
    • The roof system in terms of energy-efficiency
    • Quality of the walls and their insulation
    • The plumbing systems
    • Quality of the electrical wiring
    • Outer roof covering
    • The overall interior of the house
    • Quality of the HVAC systems

The main element of this inspection is the resultant report generated by the home inspector. Home inspectors usually include multiple pictures and videos in their reports to document all the elements. This documentation is essential for the clients to analyze the property’s worth.

In fact, the home inspector you hire, ask him to document everything in as much detail as he possibly can.

Why Is Documentation Important During the Home Inspection?

It is imperative that you take as many pictures and make as many videos as you can during the home inspection.

This is important for multiple reasons. If you ever want to hang a wall hanging or a painting onto your wall but, if you do not know what is behind the wall, you may end up damaging the foundation of your house.

Also, if you want to do home renovations in the future, the documentation done during the pre-drywall inspection will prove to be highly useful.

It is recommended by experts that you ask your house inspector to provide you with a 3D model of the property being inspected. This gives you and the inspector enough time to focus on the actual inspection process rather than staying busy in taking pictures and making videos.

Moreover, this 3D model is convenient to work on rather than looking at hundreds of pictures and generating a report out of them.

All in all, 3D models of your home will provide your interior decorator with a great canvas to work with. It will remain a memorable document for your family later on as well.

Is It Necessary to Hire A House Inspector for A Pre-Drywall Inspection of My Home?

Even though hiring a home inspector is not a compulsion but, it is recommended that you do so to ensure that the pre-drywall stage is executed successfully.

The home inspector will be able to provide an in-depth report of the quality of the construction, clearly highlighting any issues that need to be rectified. Besides, you will have ample time for other tasks while the home inspector handles the inspection stage.

Reports show that mostly the inspection does not reveal anything however when it does show an issue, it must not be taken lightly. The issues uncovered are often problematic.

It is important that you hire a professional home inspector. If you are planning to save those $200 by avoiding hiring an inspector, you may end up facing bigger expenses later on if an issue comes to the surface.

    In the End

When investing in any property, there is hardly ample time for you to properly assess the quality of construction. Even if you have sought the services of a home inspector while signing the deal, the home inspectors do not drill holes into the walls to see what is inside.

No matter what construction company you hire, there is always something you need to learn about your home. Hence, the pre-drywall inspection will come in handy in the long run. Do not try to save those few bucks by not hiring a home inspector.
